In a nutshell, like most things in our capitalistic society, the powers that be want Appraisals faster and they want them less expensive, more reliable, and consistent as well! So they rolled out this word and a method of using a third-party inspector to help the Appraiser save time by not going to the property. In theory, this will save time and money.
